Shrewsbury Single-Family Home Market Report

Archive Edition: This is the September 2026 archive of our Shrewsbury single-family market report. For the most current data, see our live Shrewsbury Market Report.

Shrewsbury's single-family home market in September 2026 is the tightest market in our coverage area. At the end of the month there were just 4 single-family homes for sale in the borough — and 8 under contract, twice as many. Months of supply stands at 1.0, meaning the entire inventory would sell in about a month at the current pace. The median estimated home value is $1,074,970, up 8.89% year-over-year and 30.2% over three years. September was a quiet month for closings: RPR recorded only two MLS-listed sales and did not publish a median sold price, sale-to-list ratio, or days-on-market figure, so this report leans on inventory, contracts, and individual sales for the full picture.

Data source: Realtors Property Resource (RPR), September 30, 2026 (estimated values as of October 31, 2026). Single-Family Residence only, Shrewsbury Borough, NJ.

Why Single-Family Data Tells a Different Story

Shrewsbury Borough is a small, largely single-family town, so its market moves on a handful of homes at a time — very different from the Monmouth County figures, which pool 53 municipalities and every property type. Think of it like a batting average: the county figure puts every town in the lineup. Shrewsbury's estimated home value of $1,074,970 is about 23% above the county's $873,240, and its 1.0 months of supply is a third of the county's 2.96. (Shrewsbury Borough and Shrewsbury Township are separate municipalities; this report covers the Borough.)

A Month RPR Couldn't Fully Measure: Shrewsbury typically closes two to five single-family homes a month, and September was at the low end. RPR's market statistics count two MLS-listed sales — 92 Meadow Dr ($1,250,000) and 115 White St ($851,500) — and left the month's median sold price, sale-to-list ratio, and days-on-market blank. Public records show two more September sales that weren't marketed through the MLS: 271 Sycamore Ave ($1,500,000) and 32 Heritage Dr ($1,375,000). Rather than build a headline number from two or four sales, this report focuses on the measures that cover more of the market: inventory, contracts, and estimated value.

Market Condition — September 2026
✅ Strong Seller's Market — 1.0 month of supply • 4 homes for sale • 8 under contract • values up 8.89% year-over-year
There are twice as many Shrewsbury homes under contract as for sale. Closings were light in September, but with 8 contracts in the pipeline, October should be busier.

Market Analysis — What the Numbers Mean

For single-family sellers:

Supply is the story in Shrewsbury. With four homes for sale and eight under contract, a new listing faces almost no competition. Think of it like a restaurant with four open tables and a line out the door — a well-presented home doesn't wait long. But low inventory doesn't make every price work. In the 10 most recent sales, results split almost evenly: 78 Thornbrooke Dr sold in 19 days at 13.28% over its asking price and 115 White St in 12 days at 8.47% over, while 39 Court Dr sat 65 days and closed 7.89% under. Even in the tightest market we track, buyers still compare — and they still push back on homes that are priced ahead of the condition or location.

For single-family buyers:

Choice is the hard part. At the end of September there were only four single-family homes for sale in the borough, so be ready to act when the right one appears: financing fully approved, inspections lined up, and a clear sense of your top number. The upside is that buyers aren't paying runaway premiums across the board. Four of the seven recent MLS sales with a reported ratio closed below asking, most by 2% to 4%. If a home has been listed for more than a month, there's often room to negotiate even here.

The PSA perspective on the pipeline:

The most useful number this month is the ratio of contracts to listings. Eight homes are pending against four for sale — so for every home a buyer can tour, two are already on their way to closing. Those pending homes carry a median list price of $1,137,000, well above the $812,000 median for homes still for sale. Two things follow. First, October's closings should outnumber September's and skew toward the higher end. Second, the homes left on the market are the more modestly priced ones, which is why the median active list price fell 20.7%. That's a change in what's for sale, not a drop in prices. The estimated home value did dip 1.33% in October, but it's still up 8.89% from a year ago.

Mansion Tax Note: For transactions at or above $1,000,001, New Jersey's Mansion Tax (now the "Graduated Percent Fee," P.L. 2025, c. 69, effective July 10, 2025) is paid by the seller at a graduated rate: 1% from $1M–$2M, 2% from $2M–$2.5M, 2.5% from $2.5M–$3M, 3% from $3M–$3.5M, and 3.5% above $3.5M — applied to the full purchase price, not just the amount above each threshold. With Shrewsbury's median estimated value now above $1 million, the tax applies to a typical sale here. Six of the 10 most recent closings crossed the line: 242 Williamsburg Dr at $1,737,500 owes about $17,375, and 271 Sycamore Ave at $1,500,000 about $15,000. A newly listed home at $1,799,999 is pricing just under the $2 million mark, where the rate on the full price would double to 2%. Factor this into your net proceeds calculation before listing, not after an offer arrives.

Source: Realtors Property Resource (RPR) Market Snapshot (estimated value updated 10/31/2026). Estimated values are model-generated, not formal appraisals. Median Sold Price is omitted this month because RPR did not report a current-month figure; with two to five closings a month, Shrewsbury's sold-price comparisons swing too widely to read as value changes in any case. Median List Price's 24- and 36-month figures are omitted — RPR's own data shows a flat ~$569,000 baseline before mid-2024, consistent with a change in RPR's list-price data source rather than a real market shift.

Monthly Sales Activity — Single-Family

Shrewsbury's inventory has stayed in single digits for more than a year: RPR's charts show roughly 3 to 6 active single-family listings at each month-end since late 2025, with 2 to 5 closings a month. We've left out the month-by-month table this cycle because several of RPR's monthly labels for this small market are incomplete and don't resolve to confident listing-and-sales pairs.

Frequently Asked Questions

What is the median single-family home price in Shrewsbury right now?

Shrewsbury's median estimated single-family home value is $1,074,970, up 8.89% year-over-year. RPR did not publish a median sold price for September 2026, a light month with two MLS-listed sales at $851,500 and $1,250,000. August's median sold price was $935,000, and the 10 most recent sales had a median of $1,162,500.

How long does it take to sell a single-family home in Shrewsbury?

It varies widely. Among the recent MLS-listed sales, the median was 35 days: 115 White St sold in 12 days and 16 White St in 14, while 39 Court Dr took 65 days and 5 Spruce Dr 92. The four homes for sale at the end of September had been listed a median of 49 days. RPR did not publish a September days-on-market figure for sold homes.

Are single-family homes in Shrewsbury selling over asking price?

Some are, but not most. Of the seven recent MLS-listed sales with a reported ratio, three sold over asking — led by 78 Thornbrooke Dr at 13.28% over and 115 White St at 8.47% over — and four sold below, mostly by 2% to 4%. RPR did not publish a September sale-to-list ratio for Shrewsbury.

Is it a seller's or buyer's market for single-family homes in Shrewsbury?

It's a strong seller's market. Shrewsbury has 1.0 month of supply — the tightest of any market in our coverage area and a third of Monmouth County's 2.96. At the end of September there were 4 single-family homes for sale and 8 under contract, so buyers have very little to choose from at any given time.

How much have single-family home values increased in Shrewsbury?

Shrewsbury's median estimated single-family home value has risen 8.89% over the past 12 months and 30.2% over three years, from $825,650 to $1,074,970 — a gain of about $249,320. The estimate dipped 1.33% in October after a strong summer, but the year-over-year gain is well ahead of the county's 5.08%.

What is a good price per square foot for a single-family home in Shrewsbury?

At the end of September 2026, active Shrewsbury single-family listings carried a median of $408 per square foot, new listings $401, and homes under contract $468. The 10 most recent sales had a median of about $540 per square foot, ranging from $337 for a large 3,838-square-foot home to $693. Price per square foot is a useful benchmark, never a substitute for a full comparative market analysis.

What is the housing market like in Shrewsbury in fall 2026?

Shrewsbury is the tightest market we track heading into fall. There were only 4 homes for sale and 8 under contract at the end of September, for 1.0 month of supply. Closings were light in September, but the pending pipeline — up 33.3% at a $1,137,000 median list price — points to a busier October. Values are up 8.89% year-over-year.
