Little Silver Single-Family Home Market Report

Archive Edition: This is the September 2026 archive of our Little Silver single-family market report. For the most current data, see our live Little Silver Market Report.

Little Silver's single-family home market in September 2026 is a seller's market with the strongest appreciation in our coverage area. The median estimated home value stands at $1,364,550, up 15.66% year-over-year — roughly three times the county's 5.08% pace. Seven homes closed, the busiest month of the past year, at an average of 102.97% of list price in a median of 18 days. Months of supply is 2.4, still under the 3-month balanced-market line, though up 37.1% from a year ago. The median sold price was $949,000, but two of September's seven sales topped $2 million — a reminder that in a town this small, the median depends heavily on which homes happen to close.

Data source: Realtors Property Resource (RPR), September 30, 2026 (estimated values as of October 31, 2026). Single-Family Residence only, Little Silver, NJ.

Why Single-Family Data Tells a Different Story

Little Silver is overwhelmingly a single-family town, so its numbers look nothing like the Monmouth County figures, which pool 53 municipalities and every property type. Think of it like a batting average: the county figure puts every town in the lineup. Little Silver's median estimated home value of $1,364,550 is more than 50% above the county's $873,240, and its values rose three times as fast over the past year. If you own or are buying here, county-level headlines will understate your market.

Reading a 7-Sale Month: Little Silver is a small borough, and it typically closes three to seven single-family homes a month. The six September sales in our sample ranged from $780,000 to $2,220,000 — so the $949,000 median sold price sits in the middle of a very wide spread, and August's figures rest on just three sales. The median sold price is also down 45.3% from a year ago, which says far more about last September's luxury-heavy mix than about values. For the real trend, use the estimated home value: up 15.66% in a year and 35.64% in three years.

Market Condition — September 2026

Market Analysis — What the Numbers Mean

For single-family sellers:

Little Silver values have had a remarkable year: the median estimated value is up $184,770 in 12 months. Buyers are paying for it, too — September's sales averaged nearly 3% over list after August's three sales averaged just under. But the recent closings show how much pricing still matters, and two homes on the same street make the point. 457 Branch Ave sold in 7 days at 11.4% over asking; 555 Branch Ave, a few doors away, took 41 days and sold 2.38% under. Across the 10 most recent closings, every home that sold within two weeks went at or above list, while every home that took more than 40 days sold below — including 52 Silverwhite Rd, which sat 65 days and closed 9.12% under. Think of the first two weeks like the opening bell: that's when the buyers who've been waiting all show up at once.

For single-family buyers:

Expect competition on well-priced homes, especially under about $1 million, where 100 Little Silver Pkwy and 457 Branch Ave both went over asking within two weeks. Your opportunities are in listings that have passed the one-month mark. Supply is loosening slightly — 12 homes for sale, up from 9, and months of supply up 37.1% from a year ago — and the four slowest-selling homes in the recent sample all closed under list. If a home has sat for 40 days, opening below asking is a reasonable place to start.

The PSA perspective on the price mix:

The median list price of active homes fell 19.6% in September, from $1,895,000 to $1,524,000. That isn't sellers cutting prices across the board — it's what happens when several high-end homes sell and leave the inventory, and newer, more moderately priced listings take their place. Meanwhile, the homes now under contract carry a median list price of $1,487,000, up 43.7%, so October's closings should skew higher than September's $949,000 median. One caution: the estimated home value dipped 2.05% in October after a strong summer run. One month doesn't make a trend, but after a 15% year, it's worth watching whether values level off.

Mansion Tax Note: For transactions at or above $1,000,001, New Jersey's Mansion Tax (now the "Graduated Percent Fee," P.L. 2025, c. 69, effective July 10, 2025) is paid by the seller at a graduated rate: 1% from $1M–$2M, 2% from $2M–$2.5M, 2.5% from $2.5M–$3M, 3% from $3M–$3.5M, and 3.5% above $3.5M — applied to the full purchase price, not just the amount above each threshold. With a $1.36 million median, this now applies to most Little Silver sales. Seven of the 10 most recent closings crossed $1 million, and three crossed $2 million. 94 N Mitchell Pl closed at $2,599,000, in the 2.5% bracket, for about $64,975 — at $2,500,000 it would have owed $50,000, so the last $99,000 of sale price cost nearly $15,000 in extra tax. 573 Prospect Ave at $2,220,000 owes about $44,400, and 27 Circle Ln at $1,375,000 about $13,750. Factor this into your net proceeds calculation before listing, not after an offer arrives.

The estimated-value trend is the reliable read on appreciation. Estimated values are model-generated, not formal appraisals. Median List Price's 24- and 36-month figures are omitted — RPR's own data shows list price up 118.03% over 36 months from a flat ~$699,000 baseline, consistent with a change in RPR's list-price data source in mid-2024 rather than a real market shift.

On average, yes. The list-to-sale ratio in September 2026 was 102.97%, up from about 99.5% in August and above the county's 100.73%. Results vary widely by listing: in the 10 most recent closings, every home that sold within two weeks went at or above list, led by 457 Branch Ave at 11.4% over, while every home that took more than 40 days sold below.

It's a seller's market. Little Silver has 2.4 months of supply — under the 3-month balanced-market threshold — with 12 single-family homes for sale and 8 under contract at the end of September. Supply is gradually rising: it's up 6.7% from August and 37.1% from a year ago. Sellers still hold the advantage, but buyers have more choice than they did a year ago.

In September 2026, new Little Silver single-family listings came to market at a median of $640 per square foot, active listings sat at $621, and homes going under contract carried a median list price of $659 per square foot. The 10 most recent closings had a median of $542 per square foot, ranging from $493 for a 5,270-square-foot home to $673.
