Long Branch Single-Family Home Market Report

Archive Edition: This is the September 2026 archive of our Long Branch single-family market report. For the most current data, see our live Long Branch Market Report.

Long Branch's single-family home market in September 2026 is a buyer's market — and a two-speed one. Months of supply stands at 6.7, past the 6-month line where buyers gain the upper hand, and homes sold at an average of 92.89% of list price after a median of 102 days. But those figures rest on just seven closings, and they hide a sharp split. The 67 homes for sale carry a median list price of $1,925,000, while the 22 homes under contract carry a median of $824,455. Long Branch's luxury inventory is sitting; its moderately priced homes are selling. The median estimated home value is $762,390, up 5.19% year over year.

Why Single-Family Data Tells a Different Story

Long Branch has one of the largest condo and townhome inventories at the Jersey Shore, from Pier Village to the oceanfront high-rises, so blended all-property figures look very different from the single-family numbers. Think of it like a batting average: a blended figure puts every property type in the lineup. This report isolates single-family homes only — and in Long Branch this month, that market looks nothing like the county's. Monmouth County has 2.96 months of supply; Long Branch single-family has 6.7.

Reading a 7-Sale Month: Only seven single-family homes closed in Long Branch in September, after six in August and five in July. With samples this small, one or two sales can move every headline number. August's 108% list-to-sale ratio and September's 92.89% are both real — but neither is a trend on its own. The same goes for the median sold price, which jumped 83% to $1.2 million because more of September's few sales were high-end homes. For the true direction of values, use the estimated home value (up 5.19% year over year) and the active and pending figures, which cover far more homes.

Market Condition — September 2026
⚖️ Buyer's Market (Two-Speed) — 6.7 months of supply • 92.89% list-to-sale ratio • 102-day median DOM • 67 homes for sale vs. 22 pending
Luxury inventory is stacking up at a $1.925M median list price, while homes going under contract sit around $700K–$825K. Below roughly $800K, well-priced homes still sell in days; above $1 million, buyers have time and leverage.

Market Analysis — What the Numbers Mean

For single-family sellers:

Long Branch is really two markets under one name. Homes for sale have a median list price of $1,925,000; homes that went under contract in September had a median list price of $694,450. Think of it like two checkout lines at the same store — one moving, one stalled. At the moderate end, homes still move fast: 136 Washington St sold in 2 days at 13.33% over ask, and 515 High St in 9 days, slightly over. At the high end, buyers are taking their time: 497 Norwood Ave closed at $2.5 million after 63 days, 6.33% under list. The warning case is 167 2nd Ave, which sat for 94 days and closed 12.73% below asking. With 6.7 months of supply, sellers no longer get a second chance to find the right price — the first one has to be close.

For single-family buyers:

This is the strongest buyer position of any market we track. Above about $1 million, you have real negotiating room: listings are sitting a median of 57 days, and the high-end closings in the recent sample came in under ask. Inspection and appraisal contingencies, seller credits, and offers below list are all reasonable in that tier. Below roughly $800K, don't assume the same leverage — the well-priced homes there are still drawing quick offers, and some go over asking. Know which Long Branch you're shopping in before you write the offer.

The PSA perspective on the pipeline:

The encouraging sign for sellers is that the backlog is shrinking. Active listings fell 14.1% to 67, months of supply eased from about 7.1 to 6.7, and new listings dropped 41.9% to 18 — so fewer homes are joining the line. Meanwhile, 22 homes are under contract, up for a second straight month, and they went pending in a median of 19 days, down from 39. That points to more closings in October, mostly in the $700K–$825K range. The median active list price also slipped 9.7%, which suggests some luxury sellers are starting to adjust. Watch whether supply keeps falling toward 6 months: that's the line between a buyer's market and a balanced one.

Mansion Tax Note: For transactions at or above $1,000,001, New Jersey's Mansion Tax (now the "Graduated Percent Fee," P.L. 2025, c. 69, effective July 10, 2025) is paid by the seller at a graduated rate: 1% from $1M–$2M, 2% from $2M–$2.5M, 2.5% from $2.5M–$3M, 3% from $3M–$3.5M, and 3.5% above $3.5M — applied to the full purchase price, not just the amount above each threshold. With Long Branch's active listings at a $1,925,000 median, many sellers are pricing right near the $2 million cliff. This month's sample shows exactly how sharp the brackets are: 497 Norwood Ave closed at precisely $2,500,000, the top of the 2% bracket, for a fee of about $50,000. One dollar more, and the 2.5% rate would have applied to the full price—about $62,500. 159 Hulick St at $1,087,500 owes about $10,875. Factor this into your net proceeds calculation before listing, not after an offer arrives.

Source: Realtors Property Resource (RPR) Market Snapshot, 9/30/2026 (estimated value updated 10/31/2026). *Long Branch single-month sold medians rest on 5–18 closings and swing with the mix of homes sold — the +88% three-year sold-price figure reflects a luxury-heavy September, not an 88% rise in values. The estimated-value trend (+9.44% over three years) is the reliable read on appreciation. Estimated values are model-generated, not formal appraisals. Median List Price's 24- and 36-month figures are omitted — RPR's own data shows list price up 318.98% over 36 months from a flat ~$459,450 baseline, consistent with a change in RPR's list-price data source in mid-2024 rather than a real market shift.

Frequently Asked Questions

What is the median single-family home price in Long Branch right now?

Long Branch's median estimated single-family home value is $762,390, up 5.19% year-over-year — the most reliable measure this month. The median sold price for September 2026 was $1,200,000, but that rests on only seven closings that leaned toward high-end homes; August's median, on six closings, was $655,000. The 10 most recent closings had a median price of $612,500.

How long does it take to sell a single-family home in Long Branch?

It depends heavily on price. The median for September 2026's seven closings was 102 days, and active listings have been on the market a median of 57 days. But moderately priced homes still sell quickly: 136 Washington St sold in 2 days and 515 High St in 9. Homes that miss on price sit — 167 2nd Ave took 94 days and sold 12.73% under list.

Are single-family homes in Long Branch selling over asking price?

Not on average. The list-to-sale ratio for September 2026 was 92.89%, meaning homes sold for about 7% below list, down from about 108% in August — though both months rest on six or seven sales. In the 10 most recent closings, four sold over ask and five under. The over-ask sales were mostly well-priced homes under $800,000; the largest discounts came on homes that sat 60 days or more.

Is it a seller's or buyer's market for single-family homes in Long Branch?

It's a buyer's market. Long Branch has 6.7 months of single-family supply — past the 6-month buyer's-market threshold and more than double the county's 2.96. The market has 67 homes for sale and 22 under contract. Supply did fall 5.5% from August, and active listings dropped 14.1%, so the market is moving back toward balance. Leverage is strongest for buyers above $1 million.

How much have single-family home values increased in Long Branch?

Long Branch's median estimated single-family home value has risen 5.19% over the past 12 months and 9.44% over three years, from $696,620 to $762,390 — a gain of about $65,770. That three-year gain is well below the county's 19.72%. Sold-price figures swing widely here because so few single-family homes close each month, so the estimated-value trend is the better guide.

What is a good price per square foot for a single-family home in Long Branch?

As of the end of September 2026, active Long Branch single-family listings had a median of $650 per square foot, while homes under contract had a median list price of $489 per square foot — a gap that reflects luxury listings sitting unsold. The 10 most recent closings had a median of $467 per square foot, ranging from $226 to $574. Price per square foot is a useful benchmark, never a substitute for a full comparative market analysis.

What is the housing market like in Long Branch in fall 2026?

Long Branch is a two-speed buyer's market heading into fall. Luxury homes are sitting: active listings have a $1,925,000 median list price and 6.7 months of supply overall. Moderately priced homes are still moving, with homes under contract at a $824,455 median list price and going pending in a median of 19 days. Active inventory fell 14.1% in September, and pending contracts rose for a second straight month, to 22.
